1. Who We Are — Broker, Not a Lender

Bridge Lending Capital is a commercial mortgage broker. We arrange and place financing by connecting borrowers with third-party private lenders, investors, and capital sources. We are not a lender. We do not fund loans, issue commitments, set final rates or terms, or make credit or underwriting decisions. All loan approvals, rates, terms, and closings are determined solely by the applicable lender in its discretion and are subject to that lender's underwriting, documentation, and conditions.

2. Business-Purpose Financing Only

Our services relate exclusively to business-purpose, commercial, and investment real-estate financing. We do not arrange loans for personal, family, or household use, or for owner-occupied primary residences. By using the Site, you represent that any financing you seek is for business or investment purposes.

3. No Guarantee; Informational Only

Nothing on the Site or in our communications is an offer or commitment to lend, a promise of financing, or a guarantee of any particular rate, term, leverage, timeline, or approval. Program parameters, rates, and terms shown are estimates drawn from current third-party lender programs and are subject to change without notice. Any figures are illustrative and do not constitute financial, legal, tax, or investment advice. You are responsible for your own due diligence and for consulting your own advisors.

4. Your Submissions

When you submit information or documents, you represent that the information is accurate and that you are authorized to provide it (including any information about a business or entity). You grant us permission to use and share that information with prospective lenders and our service providers to pursue financing on your behalf, as described in our Privacy Policy. Do not submit information you are not authorized to share.

5. Communications Consent

By providing your contact information and submitting a form, you agree that we and the lenders we work with may contact you about your inquiry by phone, email, and text message, including by automated means, as described in our Privacy Policy. Consent is not a condition of any service, and you may opt out at any time (reply STOP to texts; use the unsubscribe link in emails).

6. Acceptable Use

You agree not to use the Site to submit false or misleading information, to violate any law, to infringe others' rights, or to interfere with the Site's operation or security.

7. Intellectual Property

The Site and its content — including text, graphics, logos, and design — are owned by or licensed to Bridge Lending Capital and are protected by applicable law. You may not copy, reproduce, or distribute the content without our prior written permission.

8. Third-Party Services

The Site may reference or link to third-party lenders, platforms, and websites we do not control. We are not responsible for their content, products, services, or practices, and dealing with any third party is solely between you and that third party.

9. Disclaimers

The Site and our services are provided "as is" and "as available," without warranties of any kind, express or implied, including any implied warranties of merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the Site will be uninterrupted, error-free, or secure, or that any financing will be obtained.

10. Limitation of Liability

To the fullest extent permitted by law, Bridge Lending Capital and its owners, members, and agents will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any lost profits, lost deals, or lost opportunities, arising out of or relating to your use of the Site or our services, even if advised of the possibility of such damages. Our total liability for any claim relating to the Site or our services will not exceed one hundred U.S. dollars (US $100).

11. Indemnification

You agree to indemnify and hold harmless Bridge Lending Capital and its owners, members, and agents from any claims, losses, or expenses (including reasonable attorneys' fees) arising from your use of the Site, your submissions, or your violation of these Terms.

12. Governing Law & Venue

These Terms are governed by the laws of the State of Florida, without regard to its conflict-of-laws rules. Any dispute relating to the Site or these Terms will be brought exclusively in the state or federal courts located in Miami-Dade County, Florida, and you consent to their jurisdiction.

13. Changes to These Terms

We may update these Terms from time to time. Changes are effective when posted, and the "Last updated" date above reflects the most recent revision. Your continued use of the Site constitutes acceptance of the updated Terms.
